What is included in each annual cycle?

One visit, five outcomes. A one-off audit proves your building was compliant on a single day — the program keeps that proof current, cycle after cycle.

Full device re-test

Every qualifying window checked: opening restricted to 125mm or a robust screen, resisting 250 newtons (AS 5203:2016 method), child-resistant but adult-releasable, re-engaging after release.

On-the-spot device replacements

Worn or failed hardware replaced during the same visit wherever possible — loose fixings, stiff mechanisms and worn components sorted before we leave.

Itemised remediation quotes

Missing or failed devices are quoted fixed per window from the same visit, so your committee decides with numbers, not estimates.

Register kept current

A unit-by-unit record of every window and result, ready for the scheme’s section 180 records — which must be kept for seven years.

Certificate renewed

Issued once every qualifying window passes — digital, dated, delivered same-day for most buildings. Never more than a year old.

Why It Matters

Why does a window safety certificate need renewing every year?

Because the section 118 duty is continuous — devices must be in place and working at all times, and a certificate from three years ago only proves the past. Hardware drifts out of compliance quietly: fixings loosen with use, coastal air corrodes restrictors, renovations remove devices that never go back on. When a committee is asked to show its position — by an incoming strata manager, an insurer’s questionnaire, a prospective buyer’s strata search or after an incident — the question is never whether the building was compliant once. It is whether the building is compliant now. Annual re-certification is how a scheme answers that question with a document dated inside the last twelve months instead of a shrug.

One point of honesty that matters: NSW has no official government certification or licensing scheme for window safety inspectors. Haven’s certificate is independent documented evidence that every qualifying window was tested and passed — the kind of dated, unit-by-unit record that committees, managing agents and incoming owners actually rely on.

How do we move our building onto the program?

Three ways in, depending on where your building stands today:

  • Current register, any provider — your building moves straight onto the annual cycle. The register belongs to your scheme, not to whoever created it, and Haven works from it.
  • Stale or missing records — we start with a full window safety audit to re-baseline, then the annual cycle keeps it current.
  • New building, first inspection — a first device inspection establishes the register and the program takes over from there.

The Difference

How is the program different from booking inspections ad hoc?

Annual re-certification questions, answered

Is annual re-certification legally required in NSW?

No fixed interval is legislated, and no official NSW certification scheme exists. But the section 118 duty is continuous, penalties of up to $550 apply for non-compliance, and an annual cycle is the accepted best practice that keeps a building provably compliant year after year.

Can Haven take over from our previous inspection provider?

Yes — the compliance records belong to your scheme, not the provider. If your register is current, your building moves straight onto the annual cycle; if it is stale, a baseline audit re-establishes it first.

When in the year should our cycle run?

Any time that suits the building, though most schemes time it so the updated register and certificate land just before the AGM. Renovations, window replacements and reported incidents should trigger interim rechecks of the affected units regardless of the calendar.

What happens if windows fail during the annual re-check?

Maintenance-grade issues are fixed during the visit at no extra charge. Failed or missing devices are quoted fixed per window from the same visit, and the renewed certificate is issued once every qualifying window passes.

Does the program cover end-of-lease checks between cycles?

Yes, as an add-on — high-turnover buildings often pair the annual cycle with end-of-lease window safety checks so hardware wear from changeovers never accumulates unseen.
