NSW Government guidance explains that certain strata windows must have safety locks where the lowest part of the window is within 1.7m from the inside floor and the inside floor is 2m or higher from the outside ground. A complying device must limit the opening to less than
12.5cm and resist force equivalent to 25kg. Owners corporations are responsible for installation and repair unless otherwise agreed through strata by-laws.
